The house
On the water, not near it
Oceano is a family compound on three levels, stepping down the rock to the water's edge. Seven bedrooms, six bathrooms and five private terraces, with a pool set above the sea that faces west into the sunset.
The layout is the point. There is enough shared space to get fifteen people around one table, and enough separation that nobody has to be sociable before coffee. Mediterranean in feel - white stucco, terrazzo floors, louvered windows that keep it cool without shutting out the breeze.
And for all that it feels private, town is a short walk away. You get the shops and the restaurants without giving up the shoreline.
Bedrooms
7 bedrooms across three levels - six with a queen bed, and one with two twins that we will make up as a king on request. 8 beds in all.
Sleeps
Up to 15 guests. Larger groups, events and get-togethers by prior arrangement.
Bathrooms
6 full bathrooms, most of them ensuite.

Dream getaway! Our group of 12 adults had the absolute best time. The pool, sunsets, and sea turtles swimming by in the morning was incredible. Incredibly close to the town, you can walk. Would visit again in a heartbeat.
Delightful capacious home perched on the water, private yet in the heart of the town. It was perfect for our multigenerational family of 14.
Walking distance from the ferry station and a couple of supermarkets. The beach in front of the house is nice for snorkeling. Multiple rooms, each with its own bathroom and privacy.
Great location with the waves crashing out your window, grocery store, restaurants and beaches only steps away. Lots of levels, private balconies, multiple kitchens, and stocked with everything you could need.
David and his property manager were on top of every detail. Very responsive throughout. Fantastic location within walking distance of several stores, bars, restaurants, and the ferry.
It easily accommodated our party of 15. The host met us as we got off the ferry even though it was late in the evening, and was attentive to our questions our entire stay.
Isabel Segunda
Park the Jeep. Walk to dinner.
Oceano sits inside the township of Isabel Segunda, not out on a headland somewhere. The ferry, three grocery stores and a dozen kitchens are a walk from the front door - the Jeep is for the far beaches, not for finding breakfast.

Before you book
House details & policies
Safety equipment
- Smoke alarms
- Carbon monoxide alarm
- Fire extinguisher
- First aid kit
- Outlet covers for small children
- No security cameras, inside or out
Please know before you arrive
- The pool has no gate or lock
- The property sits directly on open water
- There are heights without rails or other protection
- Three levels, connected by outdoor steps
None of that is unusual for an oceanfront house on this coast, but it matters if you are traveling with small children. Children must be supervised at all times around the pool and the water’s edge.
Check-in and check-out
Check-in is from 4:00 PM and check-out is 11:00 AM, Atlantic Standard Time.
You will not be hunting for a lockbox. Our Property Manager contacts you before you travel to agree your arrival time, then meets you in person to hand over the keys and walk you through the property - how everything works, where things are, and their recommendations for the island.
How does payment work?
Your payment schedule depends on how far ahead you book. The total is the same whichever one applies - the only difference is when the money lands.
| When you book | How you pay |
|---|---|
| More than 90 days ahead | Four payments. 25% to confirm, then 25% at 90, 60 and 30 days before arrival. No single payment is more than a quarter. |
| 30 to 90 days ahead | Two payments. 50% to confirm, then the balance 30 days before arrival. |
| Inside 30 days | Paid in full to confirm. |
The confirming payment is due within two banking days and holds your dates. All major credit and debit cards are accepted.
Tax is 11% - 7% Puerto Rico room tax plus 4% Vieques municipal tax - applied to the nightly rate. The cleaning fee is not taxed.
Cancellation policy
Ask about moving your dates before you cancel. If the dates you want are open, we would rather reschedule you than lose you. The rate for the new dates applies, and a move is not a cancellation - none of the refund tiers below come into it.
If you do need to cancel, how much comes back depends on how much notice you give, counted from the day we receive it. It is the same whichever payment schedule applies, and the $50 cancellation fee comes off whatever is refunded.
| Notice we receive | Refunded to you |
|---|---|
| More than 90 days before arrival | 100% of your total |
| 60 to 90 days | 75% |
| 30 to 60 days | 50% |
| Inside 30 days | No refund |
We will always try to re-sell your dates. Whatever we re-sell comes back to you, less a $50 cancellation fee. If the chart already gives you a larger refund, you keep the larger one.
You will never be billed for cancelling. A refund can only ever return money you have actually paid, so if you have paid less than the chart would return, you simply get all of it back.
How many guests are permitted?
Up to 15. Additional guests, events, parties or get-togethers can be arranged with prior approval. The house is non-smoking.
Where does everyone sleep?
Seven bedrooms, eight beds, spread over three levels so groups can separate:
- Bedroom 1 - two twin beds, which we will make up as a king if you ask when you book
- The other six bedrooms - one queen bed each
Six full bathrooms, most of them ensuite. Guests traveling as two or three families regularly tell us the layout is the reason it works - everyone gets a door that closes and, in several rooms, a terrace of their own.
What is provided for the beach and the kitchen?
Beach gear - towels, chairs and an umbrella are here, so there is no need to buy any on arrival.
The kitchen is stocked for cooking, not just reheating: full-size refrigerator and freezer, electric stove and oven, dishwasher, microwave, blender, toaster, drip coffee maker and a Keurig, wine glasses, and the usual oil, salt and pepper. There is a BBQ grill and utensils outside, plus an outdoor dining area.
Also here: washer and dryer in the house, iron, hair dryer, room-darkening shades, extra pillows and blankets, board games, and an outdoor shower for coming back from the water.
Is the house safe for young children?
It can be, with supervision - but read this before you book. The pool has no gate or lock, the property sits directly on open water, and there are heights without rails or other protection, plus outdoor steps between the three levels.
Smoke alarms, a carbon monoxide alarm, a fire extinguisher, a first aid kit and outlet covers are all in the house. There are no security cameras anywhere on the property, inside or out.
Can I swim from the property?
Yes - there is direct access to the water from the property. Conditions vary with the weather and season, and the shoreline here is rock and coral rather than sand, so water shoes are worth packing.
Do you allow pets?
Small pets are welcome, with approval. Tell us about your animal when you inquire and we will confirm before you book.
There is a one-time $50 pet fee, added to your booking like the cleaning fee. Assistance animals are always welcome and are not charged. The house is non-smoking.

Our second property sits minutes away - a blue-and-white island house with separate suites, a garden lanai and a beachfront gazebo. It has its own calendar, so it is often open when Oceano is not.
